A home inspection evaluates a property's physical structure and systems, from the roof to the foundation. Most homes usually take 3–4 hours to complete, though this is heavily dependent on the home's size and condition. After the inspection process, your inspector will send out a same-day inspection report that covers their findings, complete with pictures, analysis, and recommendations.
We look at all the major components of a property along with many other areas, and your chosen add-ons, that could cause issues for you in the future. For example: Roof, Attic & Structure, Foundation, HVAC, Plumbing, Electrical, Pools/Hot Tubs, Sewer Scope, Termites & Pests, Thermal Imaging, Interior Areas, Bathrooms, Kitchen/Appliances, Walls, Ceilings, Floors, Windows, Doors & More!
We thoroughly evaluate properties such as: single-family homes, multi-family homes, mobile/manufactured homes, single/multi-unit condos, new build homes, pre-drywall homes, and 11-month new builder warranties. We can also do smaller commercial buildings if needed.
When you are buying or selling a residential property, you should order a home inspection and any applicable add-on services to identify potential issues with its condition.
Yes! A home inspection is your best opportunity to get a clear evaluation of your potential new home. Knowledge is power! You can now ask for repairs and/or negotiate to your benefit. Call or text us at (602) 999-5850 — we look forward to hearing from you.
A sewer scope is a detailed evaluation of the main underground and non-visible plumbing sewer lines of your property. We send a specialized camera into your sewer line to capture digital video and images of its condition along with any issues we may find. A very important add-on to your inspection process — no one wants a sewer line problem, and we can help you avoid one.
Although homebuyers don't need to be present during the home inspection process, it is highly recommended for you to show up near the end for a findings wrap-up with your inspector. We can answer your questions, show you our findings, and walk you through the property from our point of view.
No. A home inspector will not pass or fail a house but rather describe its physical condition and indicate what components and systems may need major repair or replacement. A home inspection is not an appraisal and will not determine the home's market value. It is also not a municipal inspection and does not verify local code compliance.
